That's right, I'm selling the farm! This gem of a hobby farm has so many bonuses, it's hard to know where to start.

Do you dream of owning your own hobby farm? Of having horses, a workshop, and dreams of your own business? You can have all that and more!

Located in the serene Kettle River Valley in the South Okanagan, this hobby farm is an absolutely perfect home for a retired couple or young family with a home-based or online business. I've often told friends that I wished I'd lived here when I was bringing my daughter up.

About the House

This 5 acre hobby farm includes the house with park-like landscaping on 1/2 acre, a shed for the lawn tractor, another shed for whatever you wish, the barn/workshop with running water, an attached shed to the barn, a lean-to attached to the barn, 4 acres of flat pasture with a free standing shelter, a riding ring with outdoor lighting, new irrigation and much more!

The house is approximately 2800 square feet - 1500 on the main and about 1300 on the basement level. The main floor consists of a laundry/mud room with new ceramic tile, a huge country kitchen with a movable island and an open plan to the dining and living room areas.

One really great thing about this house is that it has a view from every single window. Located right at the foot of the valley, it has views of the mountains from the north, south, east and west - and every mountain is different! The ones on the north side of the house are very volcanic looking and have a stunning stark beauty to them.

The ones to the east are a combination of the stark volcanic mountains with rolling hills, to lushly populated evergreens. South and west mountain views are more densly populated evergreens.

There is a full bathroom up (hot water tank located in the bathroom on the main floor) and two large bedrooms.

The Master Bedroom boasts lovely french doors, opening into the west-facing sunroom, overlooking the pasture. The sunroom runs the entire length of the house and has windows facing north, south and west.

The sunroom has been my favourite room, as it not only overlooks the pasture, it overlooks the barn and the mountains to the north. I've used it as my art room/office and loved watching the horses at play out in the pasture.

The hallways in the house are extremely wide, as are the stairs to the basement. The basement is partially finished, with another large bedroom down, a full bathroom with shower, a cold room (for preserves or?) a wood room and a large unfinished area waiting for your ideas.

The house is heated with an electric forced air furnace, and also has a wood stove in the basement which is capable of heating the entire house.

The house is 30 years old and is extremely solidly built. The stringers are 16" apart rather than the normal 24" that most houses have today. There are no creaks on the stairs or in the flooring.

Speaking of flooring, the house is carpeted in the bedrooms, on the stairs and foyer. The rest of the main floor has "old barn" laminate throughout . The main bathroom is linoleum, and the sun room is a light maple laminate, accentuating the brightness of the room. The bathroom and hallway downstairs is tiled.

The entire main floor was recently painted, with new baseboards and crown moulding in the bathroom, living/dining room and kitchen.

Added bonuses with this little gem of a hobby farm - the house and barn are on municipal water and sewer, and the pasture is fully irrigated with a well. The well has a new pump and a recently installed state of the art irrigation system.

The hobby farm is on a corner lot and the house is placed on approximately half an acre of park-like lawn and fully fenced. It has beautiful gardens, raspberries in the summer (yum!) and a small raised vegetable garden. There's a shed for the lawn tractor, and another shed for whatever you like!

The yard has an incredible elm tree, that is heaven to sit under in the summer, and casts a wonderful shade on those hot summer days. Perfect for climbing kids and a swing!

The entire yard has many trees, both evergreen and deciduous. On the west side of the house, Chinese Elm trees protect it from the summer sun, and are perfectly spaced for a hammock. Window boxes brighten the east side of the house.

The window shutters, doors and trim were all recently painted, as well as the trim on the out-buildings. Storm doors were added and new custom blinds on all the windows.

A patio on the south side of the house, near the elm tree, is perfect for those summer barbecues and outdoor living.

About the Barn, Pasture & Riding Ring!

Ahhhh, the barn. And yes, it's now a RED barn. If you're a horselover, you'll know exactly what the barn means to me. New stalls were built into the barn, and it has a wide aisle and an area to cross-tie your horse. There's lots of room for saddles and tack, as well as benches for your workshop. The loft will hold 8 tons of hay, and an inside ladder and trap door were built in for easy access to the loft.

Oh yeah, and the outside has a brand new coat of red paint with white trim! What's a hobby farm with a barn if it's not painted red?

Water access inside the barn was put in recently, with the pipes being completely insulated and wired to prevent freezing. There's a shed in front of the barn for garden or other tools, and four lockers on the west side of the barn for extra equipment or boarders tack.

The barn also boasts a lean-to shelter for your horses. The pasture was re-seeded two years ago, and has about 4 acres of flat land, including a free standing shelter. Perfect for grazing or growing your own crop!

The pasture is irrigated with a state of the art Nelson hose reel, which is easily hand pushed, or attaches to the ride-on lawnmower for easy moving.

The well has an abundance of water as it is on an aquifer, and the water pressure is extremely high. (Even the irrigation expert was amazed at how much pressure I had). And no, it has never run out of water.

Doesn't this sound like the perfect hobby farm for you? It even has it's own sand riding ring. There's a halogen light on the south side of the barn to light the arena for those evening workouts!

AND - it's right on the TransCanada Trail - perfect for taking a short jaunt from the barn to the trail (less than 1/2 a block) to enjoy as long or short a ride as you choose.

This hobby farm could be perfect for a bed and bale, for your own horse rental business, or even a bike rental business for riding the trail!

About the Community

This is a wonderful community for bringing up children, for retirement or to have an online or home based business. Midway, located right on the Canada/U.S. border with a border crossing, boasts a superb hockey arena, curling rink, community centre, a high school and K-3 elementary (4-7 is located in nearby towns with school bus access).

Winterfest is held every February in a local community with free sleigh rides for young and old!

There is an assisted living condo and a senior's centre right in the village of Midway. Although a small community, it has a post office, public library, museum, doctor's office, dentist's office, a pharmacy, a grocery store and a hardware store, a small plane airport with hangars, a modern coffee shop, a cafe and motel, a gas station, a pub and a greyhound bus depot.

There's also a local golf course for those that have been bitten by the golf bug! If you love the outdoors and hiking, there are three levels of trails on the south side of town. And, of course, the TransCanada Trail is easily accessible for biking, walking or horse riding.

Midway has a baseball field, a riverfront park and campground. There are several nearby lakes for fishing and swimming with Mt. Baldy and Phoenix ski hills close by for fabulous skiing.

For those hot summer days, there's nothing like floating down the Kettle River for miles, spotting deer on the banks, and watching the eagles soar overhead on a lazy, sunny afternoon.

Midway is located right on the Crowsnest Highway (Highway #3) with easy access to neighboring towns and cities. This serene and quiet hobby farm is located right in town with quick access to the highway and to all amenities.

The famous Rock Creek Fall Fair is a mere 15 minute drive away - where you can enjoy an old-fashioned fair with contests in home-baking, home grown vegetables, sheep, cows, etc. Enjoy the booths with local crafts, fair rides, cattle penning - and the favorite - lawn tractor races for all ages!

There are many ranchers in the area, and you can still join up to herd the cows in from the range in the fall.
